Stamped concrete is where a small concrete crew makes its best money, and where it loses the most when a pour goes wrong. The price has to cover more labor, more materials, more risk and more skill. Here is how to price it.

Why stamped costs more

A plain broom finish is screed, float, edge, broom, done. Stamped adds a lot to the same pour:

  • Integral or broadcast color in the mix or on the surface
  • Color release, a powder or liquid that keeps the stamps from sticking and adds the antique tone
  • The stamping itself, done fast in a narrow window while the concrete is ready, with a crew that knows the pattern
  • Detail work on edges and corners with texture skins and hand tools
  • Washing off the release and sealing, usually a day or two later

You need more people on pour day and you cannot stop once you start. If the concrete sets faster than planned on a hot day, the pattern suffers and you cannot fix it.

Patterns and what they cost you in time

Not every pattern takes the same work, and your price should know the difference:

  • Ashlar slate and random stone: the most popular, forgiving at the seams, a good fit for your standard rate
  • Cobblestone and brick: straight lines that show every misaligned mat. Slower, and worth a little more on big pours
  • Wood plank: popular around pools and on porches. Needs careful layout so the planks run the right way
  • Texture-only skins with no pattern: fast to stamp, but every footprint and tool mark shows

Start with two or three patterns you do well and show only those. Every new mat set costs $1,500 to $4,000, and a crew that knows its patterns stamps faster and cleaner. Customers rarely miss the patterns you do not offer; they notice crooked seams.

Typical prices

Across the US, stamped concrete runs about $14 to $20 a square foot installed, more for complex patterns, multiple colors or hand-carved stone looks. A common setup includes one color and the first seal coat:

  • $1,800 for the first 100 square feet, then $14 a square foot
  • 200 square feet: $3,200
  • 300 square feet: $4,600
  • 400 square feet: $6,000
  • 500 square feet: $7,400

That is $15.33 a foot on a 300 square foot patio and $14.80 on a 500 square foot one. Compare the same 300 square foot patio in plain broom finish: about $2,800, so stamped costs the customer about $1,800 more.

What to charge extra for

  • Tear-out of an old patio: about $900
  • Rebar instead of mesh: about $300 on a patio
  • A second accent color: about $400. Two-tone looks take more time and more product
  • A border band in a different pattern or color: about $450
  • Steps, curves and tight areas around pools: price by the job; detail work takes far longer per foot

How to protect your margin

  • Never stamp without a crew big enough for the pour. A 400 square foot stamped patio usually needs four people at the right moment
  • Get the pattern and colors approved in writing, with photos or a sample board

Sealing and maintenance: tell the customer up front

Stamped concrete needs a new seal coat every two to three years to keep the color and protect the surface. Many contractors offer resealing as a separate visit. Tell the homeowner in the quote so they are not surprised, and so they call you, not someone else, when it starts to fade. A resealing reminder is also the easiest repeat job you will ever book.

Selling stamped without pressure

Most homeowners do not know what stamped costs until they ask. Show both prices side by side: plain and stamped for the same size.
